7 Tips For Home Sellers



1. Don't overprice your property. According to an academic study of thousands of  listings, homes priced right in the beginning are currently getting multiple offers and some are over list price, whereas homes starting out a "little high" then reducing later... sold for 88 percent less than the initial list price.

2. Set your price to show up in Web searches. A  recent study analyzed how online search filters affect traffic to a listing. Because real estate sites filter on price in $25,000 or $50,000 increments, listings priced at or below active thresholds — $349,900 rather than $350,000, or $429,900 rather than $430,000 — get as much as 7.1 percent more online visits.

3. Debut on Friday. One  analysis of  online traffic for 119,079 listings across seven markets found that listings that debut on Friday get on average 7.7 percent more visitors in their first seven days than those that debut on the worst day, Thursday.

4. Examine your motivation. According to several academic studies, motivated, active sellers are able to sell their property as much as 30 percent faster than those just testing the market.

5. Market the property online. Your REALTOR® should promote your listing on several Web sites beyond the local Multiple Listing Service which will drive a significant number of new online visits to a property each day.   A study found that syndicating the listings on REALTOR.com, Zillow, Truila, Craigslist  and other  local classifieds resulted in more online traffic to the property each day.

6. Occupy or Stage the Home. A recent study  found that vacant homes were 9.5 percent more likely to undergo a price reduction.   Leave the home during open houses or showings.  Buyers can more easily imagine the home as theirs without the homeowner present.


7. Wait to list your property until neighboring foreclosures are off the market. According to a report from the Center for Responsible Lending, a foreclosure costs neighboring home owners an average of $5,000 when listing their property.  Foreclosures are not as common as they were in the 2009-2012 market but some still exist.  Your REALTOR®  can let you know if there are any recent foreclosures in your neighborhood.
